All new tenants are greeted and welcomed into their new home, a property introduction will take place informing tenants on everything from how to work the boiler and cooker, to locating the stop cock & a detailed inventory check will take place and be signed off by the tenant; then the keys will be issued.
Documents of importance are hand delivered to both landlord and tenant for speedy service.
TLC FULL MANAGEMENT SERVICE
This package is designed for landlords who do not wish to become involved in the day to day letting and management of a property.
TLC will market the property to it’s maximum exposure including a free TO LET BOARD, carry out accompanied viewings to seek the best possible tenant, to carry out extensive references and Right to rent in the UK ID checks, draw up the necessary shorthold tenancy agreement, prepare a detailed inventory along with photographic images and a statement of condition report, collect all upfront monies from tenant, organise future rent day payments, lodge the deposit with the Deposit Protection Service (DPS), arrange annual gas safety inspections where necessary, produce a monthly statement and of course make same day direct payments to you, the landlord!
This package includes regular property inspections, 100% maintenance & problem solving, final inspections & tenant check-out service.
The fully managed package involves an introduction and administration fee of £300.00 payable from the first month’s rent and a monthly management fee of 10% No Vat and no hidden extra charges. No increase added to invoices on general works, what the contractor charges, is what you pay!
TLC TENANT FIND SERVICE
This will appeal to landlords who like to manage their own property but want the security of knowing that TLC have introduced the most suitable tenant and have set up all aspects of the tenancy prior to commencement.
TLC will market the property to it’s maximum exposure including a free TO LET BOARD, carry out accompanied viewings to seek the best possible tenant, to carry out extensive references, draw up the necessary shorthold tenancy agreement, prepare a detailed inventory along with photographic images and a statement of condition report, collect all upfront monies from tenant and pay direct to you, the landlord, minus the introduction fee, organise future rent day payments to your chosen account and submit the deposit with the Deposit Protection Service (DPS).
The tenant find service involves an introduction and administration fee of 75% deducted from the first months rent of each new tenancy, no further fee is payable at the end of the tenancy. No hidden charges. No increase addeds to invoices on general works, what the contractor charges, is what you pay!
